ESAM set to create new jobs in Advanced Manufacturing and Engineering

Call for businesses to locate to inspirational, purpose-built space in Cornwall

In November last year, the Prime Minister announced the new Industrial Strategy, detailing how the UK government will invest in research, development and innovation within key sectors. Cornwall has a major role in the successful delivery of the Industrial Strategy including the provision of new infrastructure needed to support RD&I led growth.

To the north of St Austell, over the next five years, up to 75 new jobs could be created in Cornwall’s advanced manufacturing and engineering sectors following the construction of ESAM – the Enterprise Space for Advanced Manufacturing – the £8.9 million flagship development on the Carluddon Technology Park, a reclaimed brownfield site located just off the A391, close to the Eden Project.

ESAM will encourage the establishment and growth of advanced manufacturing and engineering businesses within the key growth sectors identified in the Industrial Strategy and the Cornwall & Isles of Scilly Local Enterprise Partnership’s ’10 Opportunities’ investment prospectus. https://www.cioslep.com/strategy/10-opportunities

The two storey ESAM building, designed to BREEAM “Excellent” standard, comprises a total of 32 business units. Up to 2400m2 of flexible workspace is available, capable of being let as individual or combinations of multiple units, tailored to suit the needs of both embryonic businesses and established firms. The accommodation includes 5 industrial units, 3 office units and 24 smaller office/workshops.

The Carluddon Technology Park project is funded by a £6.2 million ERDF investment, matched by £2.7 million of public sector funding from Cornwall Council. The ESAM development will provide businesses with access to bespoke on-site business support services, centre management facilities and dedicated Superfast fibre broadband connectivity to all units

ESAM is due for completion in Summer 2018, and the team behind the project is now calling on businesses who believe they would benefit from the type of productive and collaborative modern workspace that ESAM will provide to come forward.

Mike King, managing director of Cornwall Development Company, said: “The ESAM building has been designed and built with productivity in mind – flexible spaces that can be tailored to the needs of individual businesses, ideally situated in a location, easily accessible from the A30/A391, close to Cornwall’s landmark Eden Project.

“ESAM will help increase the productivity of Cornwall’s advanced manufacturing, low carbon and environmental goods & services businesses, create skilled jobs, support new technology and enable people and businesses to fulfil their growth potential.”

The Carluddon Technology Park and ESAM land, formerly owned by Imerys, housed settlement tanks for the china clay industry. The new development will form part of the proposed ‘West Carclaze garden village’, a major new mixed use community comprising up to 1,500 new homes, shops, education, health, community facilities and other public amenities. The site is set to benefit from the recently announced £85 million investment in the construction of a new road link between St Austell and the A30, for which funding was confirmed in the Chancellor’s November 2017 Budget Statement.

Cllr Bob Egerton as Cornwall Council’s Cabinet Member for Planning and Economy, said: “This new workspace is situated in an area steeped in Cornwall’s industrial history that is now undergoing significant positive transformation and change.

“It has the potential to create significant benefits to the local economy by attracting businesses from Cornwall and beyond. Businesses and people working there will be able to draw inspiration from the quality of the new built environment that is being created and the spectacular landscape that surrounds them. I would encourage anyone in this sector, whether they have an established business or are looking to get a new project off the ground, to come and have a look at this new space and the potential it offers.”

Enquiries for the fully-serviced units are being handled by commercial agents Vickery Holman. Will Oldrieve, Senior Surveyor, said: “There is increasing demand for high quality manufacturing business spaces in Cornwall. We are particularly impressed with the quality of build and finish that is planned for ESAM and the flexibility of the accommodation that will be provided. We believe ESAM will fill an important gap in the current market and prove to be a key catalyst for new high technology businesses to grow and succeed in the St Austell and surrounding areas.”
